We rent Great Expectations to only 1 vacationing group at a time!
Our rate structure starts at a base rate for use of 2 of the main villa suites (up to 4 people) and then increases per room used (double occupancy) per week. We have found that groups sometimes start out with 4-5 rooms and then realize that the per person per night drops as if they add the 6th, 7th and/or 8th room, so they invite more friends or family.

Prices are based on the number of bedrooms used assuming double occupancy. There are a total of 8 bedrooms available: 4 Master bedrooms in the Main Villa, 1 bedroom suite in the Guest House, plus the Denis & Jumbie Rooms (see 'Villa Floor Plans' for full descriptions of each room) and finally the option to rent the 8th room, the owners’ apartment called Honeymoon. More than 16 people may be accommodated for $500 per person per week. No charge for children age 2 or younger who are staying in the same room as their parent.
Rates include the following travel services:
Meet and greet of the first group upon arrival on St John,
Basic Concierge services,
24-hour emergency property management,
Assistance with pre-trip planning & discounts for airport transfers, vehicle rental, boat trips, taxi tours, chef, catering and provisioning, baby equipment rental, additional maid service, photographers, massages, and anything else (within reason) we can do to assist our guests to have a wonderful vacation.
Rates do not include 12.5% Government Tax on the Room Rent and $1000 Refundable Security Deposit
Holiday Rates
Holiday weeks on island usually book 12 months or more out and are a premium island-wide. We highly recommend groups looking at holiday weeks get in touch as soon as possible as well as getting rental vehicles lined up.
Christmas & New Year’s Weeks (End of December)
St. John rental properties typically have 2 holiday weeks around Christmas, one that includes Christmas Day and the other that includes New Year’s Day. Most years these are Saturday to Saturday. They can be reserved for a flat weekly rate of $22,000 (for up to 16 people) or take a discount for smaller groups, allowing the owners to stay in the separate guest house apartment. Minimum stay 7 nights; plus 12.5% government tax and $1000 refundable security deposit - contact us for additional information. The bedrooms available are: 4 Master bedrooms in the Main Villa, Hawksnest Suite in the Guest House, the Denis & Jumbie Rooms (see 'Villa Floor Plans' and the 8th room - the Honeymoon Owners’ Suite. We offer holiday discounts for smaller groups that do not plan to utilize the Honeymoon Suite.

President’s Week (Mid FEBRUARY)
The week that includes President’s day is a common school holiday week across the US. We offer the entire villa for a flat weekly rate of $18,000 + taxes. If you want to come that week but do not need the entire villa, we will discount the rate accordingly for 7 bedrooms or less.
Carnival (4th of July) & Thanksgiving (4th week of November)
For the weeks that include the week-long island Carnival and Thanksgiving, we offer the entire villa for a flat weekly rate of $13,500 + taxes. If you want to come that week but do not need the entire villa, we will discount the rate accordingly for 7 bedrooms or less.

Cancellation and Refund Policy
All payments are FULLY refundable upon re-renting at ANY time and for ANY reason without penalty or fee. If we cannot re-rent the cancelled time, we will honor the amount paid against a future stay that is available in our online calendar.
Reservations and Payment
Deposit of 50% of the total rate is required to guarantee reservation.
Full payment including government tax and refundable security deposit due 60 days prior to arrival. Once the final payment is due, the reservation amount cannot be reduced due to reduction in group size.
Form of payment: personal or bank checks gladly accepted; credit card payment available through Paypal for non-discounted rates
Pool Safety
Please be cautioned that there is no fencing surrounding the swimming pools at Great Expectations. The renter acknowledges that they will not leave children unattended at any time. By becoming a guest at Great Expectations, the renter takes full responsibility for any children. themselves, and guests and releases the owners and the property manager of any liability for children, themselves and guests while on the property.
Maximum Occupancy
No more than 16 people may occupy the Villa without the express consent of the owners.
We will be glad to recommend nearby villas to rent if you need more bedrooms for more people than we can accommodate comfortably.
In order to ensure the privacy, peace and quiet of our neighbors, the Villa’s facilities are for the exclusive use of only the guests staying at the Villa. Events such as receptions or catered dinners to include people not staying at the Villa are not allowed without the advance written permission of the owners.
The Villa is rented to only one group. We do not rent the unoccupied rooms in the Villa; you will be the only guests no matter the size of your party.
Events at Great Expectations
We allow groups to host events (catered dinners, birthday parties, anniversary dinners, small weddings & receptions) at Great Expectations with approval of the details. We charge an event fee and provide pre and post event cleaning. There is a limit on the number of guests NOT staying at Great Expectations allowed for events.
Non Guest Visitors
We do not allow non-staying visitors to the villa during your stay. If your vacationing group is utilizing more than one villa for your stay, Great Expectations cannot be used as a central location for all guests. This would be considered one or more “events” and, if approved by the owners, would incur additional cost.
Minimum Stay
One week (7 nights) or longer; preferably weekend to weekend
*Additional nights are calculated at pro-rated weekly rate (divide by 7 and multiply by the number of nights).
No Smoking
Smoking is not permitted inside any of the rooms, however it is allowed -if one must - on the outside deck areas. Since we are a smoke-free villa, we do not supply ashtrays. If you smoke outside, please use an appropriate 'ashtray' (e.g. bottle or can) and dispose of your ashes and cigarette/cigar in a responsible way.
DO NOT use villa items (e.g. candle holders, dishware) as your ashtray! If we find that someone has been smoking inside the villa we will deduct the cleaning costs from your security deposit.
Rental Agreement
Unlike a rental agency with a contract designed to protect them and the owners at the expense of the renters, since we own and operate just Great Expectations, this website describing in detail Great Expectations and our exchange of e-mails specifying what we are providing and what you are paying for constitute our rental agreement. If you would like require a formal rental agreement, one can be generated for your stay.
Arrival / Departure
Check-in time on your arrival day is 4:00p or later. We will meet you at the ferry dock or your car rental location and guide you to the villa.
Check-out time on your sad day of departure is 10:00am. We need at least 6 hours for our cleaning and maintenance crew to turn over the villa.
CLEANING FEE
The cleaning fee covers the cleaning of the villa on departure for a 7-night stay. Mid-stay cleanings can be arranged for an additional fee. Two-week stays will be charged an additional $500 cleaning fee for a pre-arranged cleaning on or around the 7th day.
Owner’s Apartment
We (owners & property managers) live in the Owner’s Apartment located on the top floor of the guest house - the Honeymoon room. The apartment has a separate driveway and pool area and was architected to be separate from the main villa. This 8th room can be rented by your group with sufficient enough notice, our approval, and no special discounts - although we highly recommend larger groups consider renting one of our 3 neighboring 3 bedroom rental villas for more than 14-16 guests for a similar cost and more space
