Our not-so-little piece of St. John paradise accommodates 15 adults + kids

We have had so many comments from first-time guests over the years saying how they had no idea how beautiful and serene the layout is, that we decided to make a detailed set of floor plans to give you an idea of where things are.

Great Expectations was architectuallly-designed with our guests comfort and privacy in mind rather than as a private home only sometimes to be rented out to others! The floor plan allows guests to have lots of choices to gather together in one of the common spaces (e.g. Great Room, pool and BBQ patio area, hot tub and hammocks, basketball and tennis court) or have your own piece of quiet paradise with very private bedrooms and patios and quiet outdoor areas with hammocks and  comfy chaise lounges.  There are numerous ‘private’ spots to sit and enjoy a quiet bit of paradise.

Since the Great Room is separate from the bedrooms, people can prepare an early cup of coffee or stay up late and party in the Great Room without disturbing those sleeping in the bedrooms.  The Great Room is furnished to entertain and includes audio hook-ups for playing your own music indoors and outside on the patio and pool areas.

The gourmet kitchen is stocked with spices, plenty of glassware and dishes for your use and, of course lots of pots and pans for all your cooking needs plus a 48″ stainless steel Sub-Zero refrigerator and Commercial Scottsman Icemaker which will keep up with the needs of the largest groups. Our dining table, picnic table (just outside the Great Room), foldaway table and chairs, and barstools provide lots of indoor and outdoor dining seating capacity.

The Main Villa has 4 equal air-conditioned Master bedrooms each furnished with a ‘California’ (extra long) King bed which can be converted into 2 Twin beds. Each bedroom has its own private bathroom with a double sink vanity and an indoor/outdoor shower. They also have spectacular views of the Caribbean Sea with outdoor patios on both the east and west sides. As many as 8 adults can be accommodated in these 4 Master bedrooms which are sufficiently large (20′ by 12′ interior plus bathroom and walk-in closet) so that porta-cribs for infants and a foldaway bed for a child can also be placed in any of these bedrooms. There are 2 connecting bedrooms in each of the 2 bedroom buildings so that young children can safely sleep in an adjacent room to their parents. Each of the bedrooms has a walk-in closet with a wall safe, ceiling fan, and is tastefully decorated with teak furniture, custom-made in Bali. Each bedroom has architecturally designed skylights, ceiling fans, transoms, sofit lighting, and a cypress cathedral ceiling.

Sunrise Building: Sunrise Bedrooms 1 & 2

The southernmost Sunrise Building sits back behind palm trees connecting out to the main patio area in front of the Great Room via a tiled patio.

Each of the air-conditioned bedrooms have their own patio with comfortable furniture and hammocks to enjoy the sunrise views over Hart Bay (the easterly most part of Rendezvous Bay). They also have a connecting door (with lockout capability) to the adjacent bedroom for parents who want their children in a connecting room.

Both bedrooms can be configured as extra-long California King or 2 Twin beds with spacious on-suite bathrooms and romantic indoor/outdoor showers.

The Great Room

The indoor centerpiece of the Villa, the Great Room, was designed with the living and dining area which purposely flow from indoors to outdoors, inviting guests to gather both inside and on the outside patios both to on the east and west sides. The Great Room has a gourmet kitchen with stainless steel appliances (Sub-Zero 42" refrigerator, Scotsman Commercial icemaker, halogen cook-top, self-cleaning oven, and super quiet dishwasher), laundry room with washer and dryer, and a half-bath.

The Great Room is an entertainment center with complementary high speed WiFi Internet and Netflix video streaming, and MP3 connection to built-in interior wall speakers and outside speakers surrounding the hot tub and pools. The Great Room serves as the gathering place for morning coffee and breakfast, afternoon lunch (if you aren't at the beach), evening dinner as well as game area, movie room and even late night bar.

Bedrooms 3 & 4

Club Room

A near-mirror design of building #1, building #3 has 2 matching bedrooms with both east and west patios. The rooms have a lockout door for groups with parents who want their children in a connected room. Both bedrooms can be configured as extra-long king or twin beds (80" long without a footboard to accommodate even the tallest guests) and have full baths with ¾ wall outdoor showers.

Club Room

One adult or 2 teenagers can sleep in The Club Room which is about half the size of the one of the four Master bedrooms described above. The Club Room, located below Bedrooms 3 & 4 and between the Main Villa and the Guest House, is furnished with a trundle bed which can be set up as 1 or 2 Twin-size beds. The room is air-conditioned and has a ceiling fan, and a private bathroom with a large shower.

Owner's Suite

The top floor of our 4th building was built to be a stand-alone apartment with full kitchen, dining area, bath and a private walled patio and pool area as well as separate parking. This space is perfect for the grandparents of a large family, or the grown couple without kids. The Guest House area, accessed by an exterior staircase, includes the Guest Suite and Sun Room on the lower floor and is perfect for close friends or family to have their own private area but also be connected by pathway to the rest of the villa.

Guest Suite & Sun Room

On the path from the Club Room and Main Villa patio area, the lower portion of the Guest House includes 2 rooms with lockout capability, a pool area with lounge chairs and a hot tub.

The pool area is perfect for a few couples or a family and has a gate to a separate parking area.

The Guest Suite is below the Owner's Suite and has a queen bed. It has a full bathroom with shower and seating areas (which convert to full and twin futons), as well as a sliding door that opens out to a patio above the tennis court and a nice hammock area. The Sun Room has a private door that opens out to the parking area and a lockout sliding door with curtains connecting it to the Guest Suite. It can be configured with 2 twins or a king bed.

First-time guests consistently comment on the amazing options and views of our main patio & pool area and how pictures don't do it justice.

The tiled patio connects the 3 main buildings, a large tree-covered side patio area, a hot tub and 3 pools. Just outside the Great Room is a large picnic table that can be covered by a powered shade. Just beyond the seating area is a wading pool (for kids and adults), a second larger triangular pool and our Infinity pool.

There are multiple seating and tabled areas for lounging, eating, reading, drinking, napping - pick your relaxing 'activity.'

After watching the sunset, you can linger outside by the light of moon & stars or use our underwater lighting to brilliantly light your nighttime fun.

The tennis & basketball court at Great Expectations is special as only one other vacation rental villa on St John offers this amenity for 'children of all ages' to play outdoors!

It is a great way to pass the time after coming home from the beach or for those up early and looking for some exercise. It also has what we consider to be one of the greatest views overlooking the Caribbean Sea.
